{"id":1797,"date":"2021-01-22T20:54:24","date_gmt":"2021-01-22T20:54:24","guid":{"rendered":"https:\/\/uwgroup.com.tr\/?p=1797"},"modified":"2021-01-22T21:34:42","modified_gmt":"2021-01-22T21:34:42","slug":"fca-packaging-acquires-timber-creek-resource","status":"publish","type":"post","link":"https:\/\/uwgroup.com.tr\/ar\/fca-packaging-acquires-timber-creek-resource\/","title":{"rendered":"Hikes in the cost of lumber, copper and other necessary materials could result in higher rents and prices in 2021"},"content":{"rendered":"\n<p>Construction largely survived and even thrived during the pandemic along the Gulf Coast last year, but rising construction commodity prices threaten to put a crimp on profit margins, hike rents and even postpone some projects in 2021.<\/p>\n\n\n\n<p>The most notable commodity price increase has been for lumber, which surged more than 35% in the final weeks of 2020. That price hike, to more than $650 per thousand board, is especially worrisome to apartment developers because they rely increasingly on wood for so-called \u201cstick-built\u201d multifamily rental properties.<\/p>\n\n\n\n<p>Current price increases could add thousands of dollars to the cost of a four-story, \u201cgarden-style\u201d apartment complex \u2014 the type favored by most suburban multifamily rental developers, according to National Association of Home Builders data and projections.<\/p>\n\n\n\n<p>The increased costs stem from a number of factors, including continued demand from builders, fires on the West Coast of the U.S. that have decimated inventory and COVID-19-related mill closures.<\/p>\n\n\n\n<p>\u201cIn terms of lumber, there\u2019s no question that the pricing is just going up, up, up,\u201d says Craig Klingensmith, head of the Tampa office of Coastal Construction, a Miami-based general contractor that is working on the $3 billion Water Street Tampa and other area projects.<\/p>\n\n\n\n<p>But while lumber has seen the largest gains coming into 2021, construction experts say other materials are also rising amid continued growth throughout the state and the U.S.<\/p>\n\n\n\n<p>Metals like copper and steel for re-enforced concrete and steel cable have risen dramatically or are poised to do so with early 2021 orders, builders say.<\/p>\n\n\n\n<p>\u201cThe cost of steel is up by 35% over the last 45 days,\u201d Nick Sanfilippo, senior vice president of project management for Tampa-based Franklin Street, a commercial real estate and financial services firm, says during a mid-December webinar.<\/p>\n\n\n\n<p>Similar hikes are occurring for PVC piping, electric panels and other materials.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478-1024x683.jpg\" alt=\"\" class=\"wp-image-1808\" srcset=\"https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478-1024x683.jpg 1024w, https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478-300x200.jpg 300w, https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478-768x512.jpg 768w, https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478-1536x1024.jpg 1536w, https:\/\/uwgroup.com.tr\/wp-content\/uploads\/2021\/01\/america-media-marvel-david-sun64478.jpg 1600w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure><\/div>\n\n\n\n<p>\u201cIt\u2019s been a crazy year for commodities, we\u2019re definitely seeing those spikes,\u201d says John Bowden, senior vice president for the Mid-Florida division of Moss, a major general contractor building the Kolter Group\u2019s luxury Ritz-Carlton Residences in Sarasota and other Gulf Coast projects.<\/p>\n\n\n\n<p>Although some price increases are expected within the industry at the beginning of each year, Bowden and others say the 2021 hikes exceed the norm and could impact severely projects going forward.<\/p>\n\n\n\n<p>\u201cThis is more than the normal inflation,\u201d Bowden says. \u201cThis year feels different. Over the last five years, there have been price increases, naturally, but we\u2019ve largely been able to mitigate the impact with conversions to other materials or through other means.<\/p>\n\n\n\n<p>\u201cWhat we\u2019re seeing now in our planning and budgeting are some pretty significant jumps that could affect the overall projects.\u201d<\/p>\n\n\n\n<p>Like many economic changes that have taken place over the past year, Bowden and others blame COVID-19\u2019s impact on domestic and international supply chains, the ability to distribute materials and a lack of workers for production.<\/p>\n\n\n\n<p>\u201cA lot of the increases we\u2019re seeing now are COVID-19 related, with plants that had to shut down or decrease their workloads, and those things are just now coming to the surface,\u201d Bowden says.<\/p>\n\n\n\n<p>Earlier this month, the Associated General Contractors of America, a leading construction industry trade group, released its annual outlook for construction for 2021. In its forecast, AGC expects a more \u201cpessimistic\u201d 2021 in the U.S. as a shortage of materials, rising labor costs and other factors infringe on building.<\/p>\n\n\n\n<p>Florida is likely to fair better than many states, the group projects from a comprehensive survey of firms nationwide, but the Sunshine State will also likely be negatively impacted.<\/p>\n\n\n\n<p>\u201cIt will be interesting to see what happens in the second half of the new year,\u201d Klingensmith says. \u201cThere are some folks who are bullish and believe construction will be status quo, but I\u2019ve heard from others who say it\u2019s going to depend largely on the supply chain. It\u2019s definitely something that\u2019s on our radar.\u201d<\/p>\n\n\n\n<p>Not all major construction commodities are poised to rise in cost, however.<\/p>\n\n\n\n<p>Both glass and concrete prices have remained steady and are expected to continue that way well into 2021, a boon for high-rise and urban projects.<\/p>\n\n\n\n<p>But the future of lumber costs remains a daunting question.<\/p>\n\n\n\n<p>Beginning in April, when the pandemic took hold across the U.S., and continuing through August, lumber prices rose by 110%, according to National Association of Home Builders stats.
