{"id":1988,"date":"2021-08-06T10:13:12","date_gmt":"2021-08-06T10:13:12","guid":{"rendered":"https:\/\/uwgroup.com.tr\/?p=1988"},"modified":"2021-08-06T10:13:14","modified_gmt":"2021-08-06T10:13:14","slug":"timber-shortage-threatens-to-send-builders-to-the-wall","status":"publish","type":"post","link":"https:\/\/uwgroup.com.tr\/tr\/timber-shortage-threatens-to-send-builders-to-the-wall\/","title":{"rendered":"Timber shortage threatens to send builders to the wall"},"content":{"rendered":"\n<p>At a time when the industry should be booming on the back of the HomeBuilder scheme, which has led to record new home approvals in the state, some builders are facing delays of six months or more to secure timber framing for their projects.<\/p>\n\n\n\n<p>The price builders pay for timber has also increased by about 25 per cent, placing additional pressure on housing packages that were sold on fixed-price contracts.<\/p>\n\n\n\n<p>While many large building companies have the relative safety of long-term supply deals, it\u2019s the smaller builders that are under the most pressure.<\/p>\n\n\n\n<p>Master Builders SA CEO Will Frogley said some builders could not get delivery of structural timber until February or March next year, while some suppliers could not deliver roof trusses until late March.<\/p>\n\n\n\n<p>\u201cI take calls regularly and it\u2019s always the small builders who are having the most trouble trying to access timber,\u201d he said.<\/p>\n\n\n\n<p>\u201cThe smaller builders are telling us they can\u2019t get delivery until February or March and they might only have a month or two of timber left so they are not going to be able to go six months with no building activity, they\u2019ll go under.<\/p>\n\n\n\n<p>\u201cIf we put a bit more supply onto the market but it continues to go to the same people who are getting the limited supply now and not the ones who need it the most then that\u2019s not going to help those who are most risk of insolvency.\u201d<\/p>\n\n\n\n<p>The State Government last month announced a fund to increase the supply of structural timber for local South Australian home builders.<\/p>\n\n\n\n<p>An Expression of Interest (EOI) process was opened on June 25 and applicants had until July 15 to submit their case.<\/p>\n\n\n\n<p>Depending upon the proposals received, there is up to $2 million available to increase the supply of house building timbers but the government is yet to announce any grants.<\/p>\n\n\n\n<p>Kookaburra Homes is a major SA builder, particularly in country areas and has grown from $6 million in turnover to $44 million in the past seven years.<\/p>\n\n\n\n<p>It has about 35 full-time staff and about 200 regular sub-contractors and has sold more than $90 million worth of product in the past 18 months.<\/p>\n\n\n\n<p>Co-owner Steven Walker said while securing timber was one problem, skyrocketing prices were also causing headaches.<\/p>\n\n\n\n<p>\u201cWhen I get it, I\u2019m paying 25 to 30 per cent more for my timber, which I didn\u2019t allow for when I first sold the home 12 months ago,\u201d he said.<\/p>\n\n\n\n<p>\u201cI\u2019m really concerned because the industry sold all these homes on a fixed-price contract to customers, so it\u2019s not like you can pass the cost on.<\/p>\n\n\n\n<p>\u201cYou\u2019re going to have a whole bunch of builders building a whole bunch of homes with very little money in it if any money at all, which I don\u2019t think anyone is really talking about.\u201d<\/p>\n\n\n\n<p>Walker said his company would be able to survive the crisis because it had a long-term relationship with a local supplier and it did not rely on winning customers purely on price.<\/p>\n\n\n\n<p>\u201cWe get ours through a place called Keith Timber and we\u2019re just lucky enough that we\u2019ve built up a business where we have become a valuable client so we\u2019ve been guaranteed our timber when it does come in but in saying that, there is still on average a three-month delay in getting timber,\u201d he said.<\/p>\n\n\n\n<p>\u201cThe ones I\u2019m really worried about are the builders who were doing about 40 homes a year and regularly ordering three or four jobs from a timber supplier a month and then went and signed up 80 to 90 because of HomeBuilder.<\/p>\n\n\n\n<p>\u201cThey are being told they are not going to get supply of timber at all because they were only ever ordering a few jobs a month previously so they\u2019ve been shut out completely.\u201d<\/p>\n\n\n\n<p>Before the coronavirus pandemic, about 20 per cent of Australia\u2019s structural timber came from Europe.
